Understanding Phase Inspections
Phase Inspections are a series of inspections conducted at critical stages during the construction of a new home. Unlike a final inspection, these inspections allow for the identification and correction of problems before they are concealed by subsequent construction, preventing potentially costly rework and ensuring the structural integrity and quality of your home. Common phases for inspection include:
- Foundation Inspection: Conducted after the foundation is poured but before backfilling. This ensures proper placement, reinforcement, and adherence to building plans.
- Framing Inspection: Performed after the structural framing (walls, floors, roof) is complete but before insulation and drywall are installed. This verifies the structural integrity, proper sizing and spacing of members, and correct installation of sheathing.
- Pre-Drywall Inspection (MEP Inspection): Conducted after electrical wiring, plumbing, and HVAC systems are installed but before drywall is hung. This allows for inspection of these critical systems for code compliance and proper installation before they are hidden.
- Final Inspection: Performed when the construction is substantially complete. This comprehensive inspection checks all systems, finishes, and overall workmanship for compliance with building codes and the builder’s specifications.
Depending on the complexity of the build and your specific agreement with the builder, additional phases like insulation inspection or exterior finish inspection may also be included.
